Dehumidifier or Air Purifier for a Damp Basement?

Start with the dehumidifier. The EPA advises keeping indoor humidity below 60 percent and ideally between 30 and 50 percent, and a damp basement is a space where the conditions themselves drive the problem. An air purifier removes particles already airborne but does nothing to the humidity producing them. Filtration is a useful second step, not a substitute for the first.

The dehumidifier, first. Humidity is the condition; airborne particles are what the condition produces. The EPA advises keeping indoor humidity below 60 percent and ideally between 30 and 50 percent, and until you are in that range a purifier is filtering against continuous production.

A purifier is a reasonable second purchase for a basement people actually use.

This question usually arrives with a smell attached. Somebody has a basement that smells like a basement, and two categories of appliance both appear to promise a solution. They are not addressing the same thing, and the sequence matters more than the choice.

Condition versus consequence

A dehumidifier changes the state of the space. It removes water from the air, measured in pints per day under a federal test procedure, and in doing so moves the relative humidity toward a range where damp-related problems are less favoured. The EPA's guidance on mould and moisture is explicit about that range: below 60 percent, ideally 30 to 50.

An air purifier does not change the state of the space at all. It removes particles that are already suspended in the air, and it is measured on clean air delivery rate — a figure AHAM reports as reduction rates for tobacco smoke, dust and pollen. It is genuinely good at that. It simply has no effect on the humidity that keeps generating the load.

Start here: measure

  1. Buy a hygrometer and leave it in the basement for a few days. It is the cheapest thing on this page and it decides everything that follows.
  2. Above 60 percent — this is a dehumidifier problem. Size it properly and revisit the air quality afterwards.
  3. Between 30 and 50 percent and still musty — the humidity is in the EPA's target range, which makes a purifier a more sensible next step, and makes a search for a specific source worthwhile.
  4. Standing water anywhere — stop and address the water. No appliance on this page is the right purchase yet.

Sizing the dehumidifier
